On the southwest corner of Sossaman and Elliot Roads, there are 270 acres of undeveloped land that used to be a former dairy farm. The property was annexed into the City of Mesa in 2022. Currently, the area is zoned for industrial use, but the landowner is working with the City of Mesa to investigate rezoning the property to introduce a mix of housing alongside neighborhood-serving commercial uses and ample open space.
 
The Block Residences is a thoughtfully planned residential community designed to help meet Mesa’s growing need for affordable and attainable housing while creating a vibrant, economically sustainable area for families, professionals, and local businesses.

The proposed master plan envisions a variety of residences including single family homes, town homes, and multi-family units to bring more housing options to the community.

FISCAL BENEFITS

An independent economic analysis shows that a mixed-use development will generate millions in revenue for public safety, infrastructure, and other city services, while producing millions in taxable sales much sooner than the site's current light industrial zoning, which could take decades to absorb.

OPEN SPACE & AMENITIES

Anchored by a large park, recreation hubs and walking paths will define the family-friendly community. The goal is to exceed at least 10% open space.

COMMUNITY SURVEY

A scientific survey of 400 likely Mesa City Council District 6 voters found strong support for a mixed-use development with housing, retail, and restaurants over additional industrial uses. More than 90% support residential development, particularly lower-density and attainable housing.

The owner is exploring a commercial component and a restaurant row with more dining options for date nights, entertainment, and family outings.
